Step 1 of 3

What do you need?

What does a retaining wall contractor do?

A retaining wall holds back soil where the ground changes level. In London that happens in sloping gardens in places like Crystal Palace, Hampstead and Greenwich, and in terraces where the garden sits a step or two above or below the house. It also happens in raised beds and at the edge of a patio dug into a slope.

A retaining wall is a structure, not a fence. Soil is heavy, and wet clay is heavier still. The wall needs a proper foundation, the right thickness for its height, and a way for water behind it to escape. Without drainage, water builds up behind the wall and pushes it over.

Walls can be brick, concrete block, natural stone or timber sleepers, depending on height, look and budget.

What drainage problems affect London gardens?

Clay soil drains slowly. After heavy rain, water can sit on lawns and patios for days, run towards the house or collect at the bottom of a slope.

Common fixes include:

  • Land drains. Perforated pipe in a gravel trench that carries water away from a wet area.
  • Channel drains. A grated drain across a patio or path that catches run-off.
  • Permeable surfacing. Paving or gravel built so rain can pass through.
  • Falls. Surfaces laid so water runs away from the house.
  • Water butts. They hold rain from the roof for later watering.

Soakaways, which let water seep into the ground, often work poorly on clay. A drain may need to connect elsewhere. Tell us if water is reaching a wall of the house, as that can point to a bigger issue worth a surveyor's opinion.

What changes the price of a wall or drainage job?

We give a written quote after looking at the site. The main factors are:

  • the height and length of the wall, since cost rises quickly with height
  • the material, from timber sleepers to brick or engineered block
  • the foundation and the amount of soil to be moved
  • access for machines and materials, which is limited in many terraces
  • where the drainage water can go
  • whether an engineer's design is needed for a taller or more heavily loaded wall
  • finishes such as coping, steps and planting on top

Walls above about a metre often call for professional design, and one close to a building or boundary needs extra care. Our landscape design service can place a wall inside a full garden plan, and a new patio on the lower level can follow with our paving work.

Retaining walls often sit on or near a boundary, so this deserves attention. The Party Wall etc. Act 1996 may apply when you dig close to a neighbouring building or build a wall on the boundary line. A party wall surveyor can tell you what applies to your property.

Planning rules for walls are general rather than fixed. Tall walls, walls next to a road and walls in conservation areas or on listed properties may need permission. Larger structures can also fall under Building Regulations. Check with your council before you commit, and ask whoever builds the wall what they have confirmed.

Talking to the neighbours early is the simplest way to avoid trouble later.

How long does it take, and when should you call?

A low raised bed can be built in a day or two. A taller wall with drainage and a foundation takes longer, and wet weather slows groundwork on clay. We set out a realistic order of work in the quote and tell you if it changes.

On site there is digging, then the foundation, the wall itself, drainage behind it and backfill. Expect some noise, soil to be moved and a skip.

Call when a wall is leaning, cracking or bulging, when water collects in the garden, or before you dig out a slope for a patio. See also our turf laying page for lawns on a corrected slope, or the home page for all services.

Questions about landscaping in London

Are railway sleepers good for a retaining wall?

They suit low walls and raised beds, and give a natural look. Timber does not last for ever, and taller walls need strong fixings and drainage. For heights above roughly a metre, or where a wall holds back a lot of soil, brick, block or a designed structure may be a safer choice.

Why is my garden wall leaning?

Often it is water pressure from soil behind the wall with nowhere to escape, or a foundation that was too shallow. Tree roots and heavy loads can also push it. A leaning wall can fall, so keep people away from it and have it looked at by a professional soon.

Do I need an engineer for a retaining wall?

For low walls, often not. For taller walls, walls near buildings or boundaries, or walls holding back a sloped surface that carries load, an engineer's design is a sensible step and may be required. We ask about these points at the visit and tell you honestly if specialist input is needed.

Will a soakaway work on London clay?

Often not very well. Clay lets water through slowly, so a soakaway can fill and stay full. A land drain that leads to a suitable outlet, or permeable surfacing that spreads the load, may work better. The right answer depends on your ground, so we look at the garden before suggesting anything.

Can you build a retaining wall with no side access?

Usually yes, but the method changes. Smaller materials, hand digging and moving soil through the house make it slower. We plan for it in the quote and protect the route. For some sites, lighter materials such as timber or smaller blocks are more practical than brick.
